About this briefing
This site is for people who own STRs as investments. Multi-unit operators, anyone underwriting a second or fifth door, anyone whose spreadsheet has a management line that looks too big. We compare companies the way you would on a deal memo: fee versus cash flow, not "best of 2026."
Sources and blanks
19 companies, 65 sources — pricing pages, homeowner FAQs, press, trade coverage, owner forums. If a firm publishes a fee we quote it. 12 of them do not. Those cells say unpublished. We will use a reported figure when one exists, labelled as reported. We will not turn a rumour into a price.
Franchise networks are marked as franchise networks. Common ownership is named. Companies without US coverage are identified even when other directories list them. There are no scores and no medals. The right manager depends on door count, market, and how far you live from the property.
The model door
Every calculation on this site uses one property: a $420,000 three-bedroom in a drive-to market, 60% occupancy at a $ 300 ADR, financed, grossing $66,000. Assumptions sit above each table. Your door will not match. The structure will. Drop in your ADR, occupancy and debt service and you get an answer for your deal.
Ref · TIDY vs 25% full service · model door
The line that changes the cap rate
On this door a 25% manager takes $16,500 a year. TIDY takes 3.9% — $2,574 — with a $39 monthly floor. Same operational coverage: turnovers, maintenance, guests, pricing, compliance, and a dedicated account manager. Founded 2013, thirteen years, no ownership change. You keep the listings, the platform accounts, the payouts and the cleaners.
That $13,926 gap is most of the cash-flow difference between "this deal works" and "this deal is a job." Nothing else in the table does the full operating job at a price that close to software. Flat-rate tools can undercut TIDY on a single door. They do not dispatch maintenance or run the guest stack the same way. If you are absentee and want a local office, pay the 25% and stop looking for a bargain. If the management line is what is killing the underwriting, TIDY is the one to model first.
Corrections
Last reviewed 2026-08-28. If a number is wrong — especially if it is your company — say so. We would rather be corrected than cited while stale.
Start with the comparison of short-term rental management companies, or go straight to the fee and cash-flow math, portfolio scaling, or regulations and management responsibility.
